Santa Marina is situated in the Bourgas Bay, the biggest bay on the the Bulgarian south coast of the Black Sea. The resort stands 32 km south from the city of Bourgas, the city that hosts Bulgaria's biggest airports. The nearest town to Santa Marina is Sozopol, situated on a rocky peninsula. A highway, leading to the national border with Turkey, connects the entrance of Santa Marina with the rest of the world. While the site has north-east orientation, the southern and western parts are situated in a woodland, carrying the name Sveta Marina (Saint Marina). In this beautiful and tranquil landscape, 29 luxury 3- and 4- storey residences with panoramic sea views are currently being built. In addition, a service and entertainment center will make sure visitors feel as comfortable as possible.

The houses are built with specialized materials that are perfectly suitable to the local climate. These include: an enforced concrete framework supported by external and internal red wall bricks; double insulation containing penopolystyrol thermo-insulation and hydro-insulation; and plasterboards that assist the smoothing out of interior walls. In addition, the houses have three basic construction materials that are consistent with the town’s architectural style: stones, white wall plaster and traditional wooden coating. Finally, the typical sloped red tile roofs give a charming finish to the homes.
The Service and entertainment centre of Santa Marina is designed to provide necessary commodities and privacy for the holiday-makers
and to offer them pleasant leisure time, enjoying the sun and the relaxing effect of the swimming pools.
As it is supposed to be attended by the community, it’s situated at the entrance of the residential village and lays on two levels in order to utilize the benefits of the landscape and the sea view.
The service area is concentrated on first level where the reception office, a lobby bar and a convenient store are situated. The reception offers accommodation, touristic services, rent-a car and communication services, such as international calls, internet access etc.
Two stairs on the left and right sides of the service area lead to the next level, which is planned to entertain. The second level gives a dynamic combination of day-bar, open restaurant, a game area, three swimming pools, two of which are coupled with a 1m. high water fall at the connection. The kid’s pond is round and relatively separated The solar area is around the swimming pools.
Bathrooms, showers and locket-rooms to serve the pool areas are available. It is important to mention, that all lavatories in the service and entertainment centre, as well as all of its levels, are easily accessible by disabled people. In the center of the solar area there is a day bar situated right above the main entrance to the centre and its reception area. Towards the right end of the
upper level there is a restaurant that serves breakfast, lunch and both casual and romantic dinners in a wonderful ambiance, with a capacity of more then 50 seats. Finally, on top of what is the restaurant’s kitchen, lays a play room that further guarantees your entertainment. The entertainment level is joined up with the level of the villas with two paths and stairs.

For the convenience of the owners, the resort will be centrally managed, providing maintenance and property management services. The maintenance service is part of the owners’ obligations and is calculated according the floorage of the apartment/studio, on annual basis. The property management service is optional and is designed to answer the investor’s interest in returning the investment. It is focused on rental/expense management. Our provisions are for 7-6% return of investment yearly.
